Getting Your Home Ready To Sell

This months neighborhood reports each outlined a common theme, high housing supply. This means that there is a lot of competition for the buyers that are looking in your area. What you might be surprised to find out is lowering the price of your home may not be the best way to get it sold. The buyer's out there are looking at the prices but they also want a lot of value for their money. So the big question is what cost effective things can you do to sell your house? Well here are a few ideas:

  • De-clutter your house. The best way to do this is to start packing before you even list your house. You may have to get a storage unit, but in the long run this is an important step. You want the people that walk through your house to be able to visualize the house not the clutter.
  • Be flexible in showing your house. It is a major inconvenience but the more flexible you are the more buyer's will come through. When there are very few buyer's out there every showing is important.
  • Paint. I know, I know, I hate it too. The thing about painting is that it can make or break a showing. The great thing about painting is that it is a relatively cheap thing to do. The important thing to remember is to use popular neutral colors.
  • When a showing is going to occur go through and open up all of your blinds. This will add space and natural light to your home making it show a lot better.
  • Every house has its own smell (good, bad, or indifferent). It's important to make sure that it smells good before your showings. People use all of their sense's when looking at a home and if they smell something they don't like, it turns them off. You may even want to bake cookies, this is a smell that is inviting to most people.
  • This is the most important one. Put yourself in the buyer's shoes. Would you buy your house for the price you are asking? Is there anything that would turn you away if you were looking at your house? Be very critical and fix those issues.
Are you planning on doing some remodeling before you sell? Before you put any money into remodeling make sure you determine a budget with your Realtor based on comparable homes. Put your money where it will be best utilized. Here are the best places to start.
  • Kitchen Cabinets\Countertops
  • Bathrooms
  • Paint
  • Floor Coverings

It's amazing how much can change in just 1-month. Demand has decreased some and the amount of properties on the market is very high. This makes for a very strong buyer's market. As a seller you need to start thinking of things that will set your townhouse apart from the rest. Demand is high in the townhome portion of the Fields at Draper. It is currently a very active market place with 5 active properties and 4 currently under contract. I think the low interest rates have brought a lot of first time home buyers out of the wood work.

Demand for the single family homes in the Fields at Draper has dropped a bit with 7 Active properties on the market and no properties Under Contract. There have however been 2 sales in the past 30 days which is a good sign that there are buyers still on the market in this price range.
